Sellers ask us all the time to provide them with a second opinion.

Whe the market is  challenging, sellers search for reasons why their home isn’t selling.   

Since selling happens on average only two or three times in a lifetime you need to consult with experts who have been selling homes for years. 

Here’s a recent example highlighting a common problem for sellers:

We were referred to a prospect in Weston by two of her close friends.  Both friends were clients of ours and we had helped them sell their homes in a short period of time.  

The prospect had her house on the market with one of the top real estate firms in Weston and it was not selling.  She was apprehensive about meeting with us but was also frustrated that her home hadn’t sold after 6 months of effort.  She was searching for reasons why and decided to contact us.

We did a thorough independent market analysis of her home and property and based on our analysis we determined this beautiful house wasn’t selling because it was grossly overpriced.  Because she was working with the largest and most successful firm in town she felt she would have the best odds of selling for top dollar.  This is a typical mistake.

Realtors know how to win your business.  They tell you what you want to hear, ( highest price), instead of what you need to hear, (real market value). 

Human nature being what it is most sellers hire the realtor who puts the highest value on their home.

In this case, the home was completely overpriced and when the seller heard our assessment she practically hit the floor.  It was a tough pill to swallow when you get a second opinion saying your home is overpriced by $250,000 or more.

We explained, buyers need to find suitable comps of sold homes in the last six  to twelve months.  We showed her very clearly what the buyers were seeing as comps so she completely understood why her house hadn’t sold. 

Because of our honesty and thorough analysis, she eventually listed the house with us and even though the house had been on the market for some time, we got her home sold.  She learned a valuable lesson about being the victim of overpricing and too many days on market.

After we closed the sale we helped her buy a condo in a neighboring town.

In the end, she was so pleased with our services she recommended us to a very dear friend in Wellesley and we sold that home in a bidding war.
