Should it stay or should it go ? We call these homes classic in-betweeners!

These homes are typically well built homes that have usually been well maintained.  The problem is they haven’t been updated in quite some time.

In today’s world buyers are quite demanding and sometimes they would rather tear something down and start all over versus trying to figure out how to renovate and improve the home to a standard that today’s buyers require.

We come across these in-between homes all the time.  We recently helped with the sale of a home in Weston in the Cherrybrook Road Neighborhood.  The entire development of about 60 homes was built in the 60’s and 70’s by the area’s largest builder at the time.  All of these Swiedler built homes were well built homes for the era.  They featured a lot of the best craftsmanship and materials of that time.  Over the years we’ve seen a lot of these classic homes get updated with newer kitchens and baths and we’ve seen a lot of the homes get significant additions. Things like expanded kitchens, vaulted family rooms, guest bedrooms, Libraries, 3rd car garage additions.  We actually had the privilege to renovate a couple of homes in the neighborhood and consulted on a few others.

This particular home at 7 Pollywog was the basic  8 room, 4 bedroom , 2 full bath colonial.  It was extremely well maintained and certainly a home someone could live in as is.  It had beautiful hardwood floors throughout but the kitchen and baths were all original.  The bathroom tiling in that era was typically done using a very solid mud floor and it was in extremely good shape but the pink and green colors and the tiling up the walls kind of showed the age of the house.  The kitchen cabinets looked brand new but they were the original knotty pine with the original Formica counter tops.   The home was a classic in-betweener.

It was either going to get bought by someone who was willing to put in a little sweat equity or because of the size, flatness of the lot, and the selling price it would be looked at as a potential tear down.   A typical 1 acre plus lot in an established neighborhood in Weston will typically sell in the low 1 Million dollar range.  In this particular case we were marketing a home on a spectacular lot in the $1.2M range.

We did some extremely creative marketing with several potential remodeling plans for this property and we had numerous buyers looking at it both ways.  It ended up selling very quickly and the owners got full market value for the house and property.  In this case the value was in the Land.  The new owners have torn it down and they are in the process of building their dream home.
