Have your home inspected before putting it on the market.  This proactive step could save you thousands of dollars.  A pre-sale home inspector can give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.

Get replacement estimates for expensive repair items that are worn out or will need to be replaced soon.  Is your roof in need of repair, furnace past it useful life, or hard wood floors or carpets in need of sanding or replacement.  If you have big-ticket items that are worn out or will need to be replaced soon, get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. 

The estimates will help buyers determine if they can afford the home in it’s current condition, and will help with negotiations when customers try to discount your home.  In our experience, buyers estimates of repairs are always higher than actual costs.

Clean and organize your home.  Pack up your least-used items, such as  blenders and other kitchen tools, kids toys, exercise equipment, and out-of-season clothes.  Put large items in storage or in boxes neatly arranged in your basement or garage.  Clean carpets, windows, lighting fixtures, doors, baseboards, and walls to make the house as clean as possible. 

Analize and pay close attention to your homes curb appeal.  Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Is the lawn, and bushes neatly manicured?  Do you have pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?  Can buyers clearly see your address?  Remember curb appeal is a potential buyers first impression of your home and often sets the tone for the entire showing and experience.   

Gather up any warranties or guarantees for appliance staying with the home.   Do you have warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items of interest.  This will demonstrate organization and management of your major appliances and make your home stand out when compared to the competition.

If you have a septic system have Title V done in advance to listing your home.    Title V approval is required to transfer ownership of your home.  It is also critical to know that your system passes before setting a sale price on your home.  A failed system after the fact could cost you thousands of dollars of unforseen expense and eat into your profits.  Knowing you have to make a repair will factor into your selling price if done in advance.
